<p style="text-align: left;">The rule of thumb is that there is no rule of thumb when it comes to short sales.  Every short sale is different.  The term short sale refers to homes listed for sale at a price less than the current owners obligation to the financial institution..</p>
<p style="text-align: left;">Banks are willing to look at taking a loss on their loan for a myriad of reasons.  The primary reason is the loan is in default or in danger of being in default.  A lender then makes an assesment to decide what the value of the property is verses what is being offered from a potential Buyer. The language of the Note will dictate whether the lender is allowed to negotiate settlement terms or if the current owner must do the ne-gotiating.   This process can take significant time.</p>
